TERMINATION OF OFFSITE PARKING AGREEMENT AND REMOVAL FROM
RECORD TITLE
This Termination of Offsite Parking Agreement and Removal from Record Title (this
"Termination") is made as of February 1, 2022, by and among 502 Balboa West Partners, LLC,
a California limited liability company ("Owner"), and the City of Newport Beach, a California
municipal corporation and charter city ("City").
This Termination is made with respect to the following facts and objectives:
A. Owner owns those certain parcels of real property located in the County of Orange
and commonly known as 502-504 West Balboa Boulevard, Newport Beach, California 92661 and
designated APNs: 048-071-17 and 048-071-18 (collectively, the "Property"). The Property is
more particularly described in Exhibit A attached hereto and incorporated herein.
B. On or about June 15, 1978, Owner's predecessor in interest and the City entered
into that certain Off -Site Parking Agreement (the "Parking Agreement") whereby Owner was
required to maintain a certain number of off-site parking spaces on the Property for so long as the
Property was used for a laundry facility and office structure.
C. The Parking Agreement was recorded in the Official Records of Orange County on
May 1, 1980, in Book 13595, Page 693, encumbering the Property.
D. The Property is no longer used for a laundry facility and office structure.
Accordingly, Owner and City desire to terminate the Parking Agreement and remove the same
from record title.

specific purpose of removing the Parking Agreement from the Official Records of Orange County.
