Thank you for submitting your plans we received for Newport Beauty Salon at Newport Coast Shopping Center. We are pleased to inform you we approve your plans, provided the following comments are adhered to. Please integrate the following comments below when fabricating and/or installing the signage at the premises. Please adhere to general Landlord requirements noted below during the course of fabrication and installation. a. Signage construction must be seamless. The use of trim caps for face illuminated individual channel letters is prohibited by the Landlord. Please adhere to this requirement during the course of fabrication and installation. b. For individual cut out letters the signage must be pegged a minimum of 1/2 inch off the building surface. Flush surface mounting of signage is prohibited. c. Signage weep/drain holes are to be baffled to prevent light source "leaks" from signage." d. Signage to be design and fabricated to prevent light "leaks" from any area of the signage." e. Penetrations into building walls, where required, shall be made weatherproof. f Any sign on/off switch for the exterior wall signage (includes the logo) be placed in a manner so that the switch is not visible and/or conceal from public view. g. Tenant exterior wall signage will connect / get power from a circuit located inside the Tenant premise. It is the responsibility of the Tenant and their sign vendor to locate the J -box location at the front of premise and the power source of the sign circuit (voltage / amps). 110 Innovation Drive, Irvine, CA 92617 949.720.3100 h. Any sign vendor decals (advertising) and UL listed decals need to be place out of public view and all associated screw heads and other mounting hardware must be painted to match the adjacent sign surface/ be concealed. i. For halo/reverse illuminated signage please provide a diffuser film at the acrylic/lexan back. The intent of this comment/correction is to provide an even light source from LED modules and eliminate lighting "hot spots". j. If note noted in the Signage Design Criteria for the property, please provide Sloan 6500K or equal bright white LED Lamps (or equal) for the signage illumination source. k. The Tenant / Tenant's Signage Vendor is responsible to protect any elements at shell building fagade from damage during the course of installation of the tenant signage. This can include features like awnings, plaster/stucco facade, wall sconce lights, pavers, storefront system, blade signage, and landscaping. 1. Upon removal of the existing signage the Tenant (at Tenant's expense) must repair wall area of the building to alike new condition (paint from stucco joint line to joint line). Prior to installation of the new sign the storefront fascia must be patched, repaired, and painted to conceal any penetrations from the previous signage. The following requirements must be adhered for the installation of the new signage: • The date and time of all installations must be coordinated and approved by the Tenant Coordinator five (5) business days before the mobilization and commencement of any installation work. Please contact the Tenant Coordinator that approved the signage plans for the general guidelines and to obtain necessary approval to install Tenant signage. • No exterior signage work outside the Tenant premises after 10:30 AM at any shopping center. There is in an increase is customer/pedestrian foot traffic throughout the shopping center. • Tenant Signage Vendor to provide all insurance to Tenant Coordination Assistant and confirm all insurance is approved prior to arrival at shopping center. • If stated in the Tenant's Lease Agreement, Tenant Signage Vendor has submitted $2,500.00 signage install security deposit to Tenant Coordination Assistant prior to scheduled date for installation. • Landlord will provide Landlords required barricades. No cones or caution tape are to be used during installation. • Landlord approved pedestrian barricades must be used at all times. Cones and caution tape is not an approved barricade method. Special consideration must be given anytime there is a chance of pedestrians walking under workers or equipment. • Debris and materials must be kept in an orderly condition and out of the way of pedestrians. 4. The date and time of all installations must be coordinated and approved by Tenant Coordinator five (5) business days before the mobilization and commencement of any installation work. Please contact the Tenant Coordinator that approved your sign plans for the general guidelines and to obtain necessary approval to install Tenant signage. 5. Please have your sign vendor submit the required insurance certificates with the following information listed as additional insured's listed as: The Irvine Company LLC, Irvine Management Company, and any person or entity controlling, controlled by, or under common control with each such entity, and each of their respective owners, shareholders, partners, members, divisions, officers, directors, employees, representatives and agents, and all of their respective successors and assigns as additional insured's. The tenant's sign vendor should contact our Tenant Coordination Assistant for complete insurance requirements (see below). Please indicate project name and premises address and on all certificates, endorsements and waivers.
