A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF
NEWPORT BEACH RECOMMENDING APPROVAL TO THE CITY COUNCIL
OF AN AMENDMENT TO DISTRICTING MAP 442 TO RECLASSIFY SIX
PROPERTIES LOCATED OFF OF THE SOUTH SIDE OF MESA DRIVE,
BETWEEN BIRCH STREET AND CYPRESS STREET, FROM THE
UNCLASSIFIED (U) DISTRICT TO THE AGRICULTURAL - RESIDENTIAL (R -A)
DISTRICT AND AN AMENDMENT TO CHAPTER 20.10 OF TITLE 20 OF THE
NEWPORT BEACH MUNICIPAL CODE TO ESTABLISH REGULATIONS TO
ALLOW THE KEEPING OF LIVESTOCK AND TO REVISE MINIMUM LOT
AREA AND LOT WIDTH REGULATIONS. [AMENDMENT 8551
WHEREAS, the U District is no longer suitable to implement land use policy and is proposed to be deleted from
the Zoning Code; and
WHEREAS, prior to the deletion of the U District, all properties within this district need to be reclassified to
another zoning district; and
WHEREAS, the R -A District is best suited to implement land use policy adopted for the subject properties;
and
WHEREAS, the R -A District needs to be revised to establish regulations to allow the keeping of livestock in
order to preserve the rural character of the area; and
WHEREAS, the R -A District's minimum lot area and lot width regulations need to be revised to better
implement land use policies which prohibit the further subdivision of the subject properties; and
WHEREAS, on November 7, 1996, December 5, 1996, and January 9, 1997, the Planning Commission of the
City of Newport Beach held public hearings regarding Amendment 855; and
WHEREAS, the public was duly noticed of the public hearing; and
WHEREAS, pursuant to the California Environmental Quality Act, the project has been determined to be
categorically exempt.
NOW THEREFORE BE IT RESOLVED, that the Planning Commission of the City of Newport Beach does
hereby recommend that the City Council of the City of Newport Beach approve Amendment No. 855 to amend
Districting Maps 442 to read as provided in attached Exhibit "A" and to revise Chapter 20.10 of Title 20 of the
Newport Beach Municipal Code to read as provided in Exhibit `B."
