Introduction
The purpose of the irrigation audit is to evaluate the installation and performance of the newly installed
irrigation system with respect to its efficient application of water as a condition for final building
permits.
The irrigation system was designed by Timothy John LA, Los Angeles California under Registered
Landscape Architect Timothy Pacic, RLA 4213. Plans and detail drawings dated Feb 2019 were provided
for use during the audit.
The irrigation system was observed on Tuesday, July 5, 2022. The general contractor was present during
the audit.
The weather during the audit was 74 degrees, sunny, and no wind.

Irrigation Audit
Controller
A new Rain Bird ESP-ME3, 16 station conventional controller was selected for the residence. The
Irrigation controller was mounted inside the residence in the garage.

Irrigation Recommendations and Changes
The irrigation system was observed to have the following issues:
Code Compliance:
Backflow Prevention Device:
The installed irrigation system does not have a backflow device installed. Contractor to install remote
control valves with individual AVB devices 12” above highest emission device or contractor to install (1)
RP backflow device (Febco 825Y) at irrigation point of connection. Contractor installed a Febco 825Y.
Master Valve and Flow Sensor:
The installed irrigation system does not have a Master Valve and Flow Sensor device installed. Install
per plan. Contractor installed a Master Valve and Flow Sensor.

Smart Irrigation Controller:
The installed irrigation system has a controller which is Smart capable but does not have the module for
smart control installed. Contractor installed Rain Bird LNK2WIFI smart irrigation module.
Irrigation Controller Rain Sensor:
The currently installed irrigation system does not have a rain sensor installed. Contractor installed Rain
Bird WR2-48 rain sensor.

Conclusion
The installed irrigation system meets standard irrigation practices for residential irrigation systems. The
contractor will coordinate with the owner to input the maturity irrigation schedules into the irrigation
controller.
