General Landscape Maintenance: a. Maintenance shall consist of watering, weeding, fertilizing, mulching, pruning, mowing, trimming, edging, pest control, pathogen and disease control, debris/litter control, adjusting and repairing tree-stabilization devices, resetting to proper grades or vertical position, and performing other operations as required to establish healthy, viable plantings. 2. General Irrigation Operation: a. In general, plants shall be irrigated deeply, thoroughly, and only as needed. Irrigation applications shall be based upon plant species, soil types and percolation rates, current weather conditions, evapotranspiration rates, etc. b. On a weekly basis, make inspections on the entire system for proper operation and coverage. Flush and adjust all sprinkler heads, valves, and all other equipment to ascertain that they function according to the manufacturer's data. Adjust all sprinkler heads to not overspray onto walks, roadways, buildings, and other hardscape elements when under maximum operating pressure and during times of normal prevailing winds. Make appropriate pressure corrections on systems with fogging nozzles. 3. Pest Management: a. Apply treatments as required to keep plant materials, planted areas, and soils free of pests, pathogens, and disease. Use environmentally sensitive Integrated Pest Management (IPM) practices whenever possible to minimize the use of pesticides and reduce hazards. IPM treatments may include (not all inclusive): physical controls such as hosing off foliage, mechanical controls such as traps, and biological control agents. Planting areas shall be kept gopher, rat, mice, rabbit, and pest free. 4. Mulch: a. Shall be replenished or replaced as necessary to maintain the specified depth in a uniform fashion throughout. Fill in as necessary soil subsidence that may occur because of settling or other processes. Replace mulch materials damaged or lost in areas of subsidence. 6. Flatwork: a. All paving and walks shall be kept clear, safe, and clean. 7. Graffiti: a. All site furnishings and planter pots shall be installed with anti-graffiti coating. Remove any graffiti per anti-graffiti manufacturer’s recommendations. Graffiti shall be removed within one week of notification. 8. Planter Pots: a. Shall be kept clear of any trash. Remove immediately if noted. 9. Trash: a. Shall be removed from trash and/or recycled receptacles once a week minimum or when receptacles are full (whichever occurs first). 10. Site Furnishings: a. Shall be replaced if damaged beyond repair. It shall be held at the discretion of the landscape architect if the site furnishing damage can be repaired or if complete replacement is necessary. The contractor shall contact site furnishings manufacturers for recommended maintenance practices. 11. Weeding and Debris/Litter Control: a. All tree, shrub, groundcover, vine, ornamental grass, turfgrass, and hydroseeded areas shall be kept free of weeds, noxious grasses, rocks over 1 inch in diameter, clods, trash, and debris on a weekly basis. 12. Tree Staking: a. Tree stakes and ties shall be maintained to properly support trees for a period not-to-exceed two years. Tree trunks shall be allowed to move within stakes to encourage the trunk to strengthen naturally. The goal of staking is to help the new trees become self-supporting. The Contractor shall be responsible for providing adequate protection of all planting areas against traffic or other use by erecting fencing or other acceptable means immediately after the planting is completed. Warning signs and barricades shall be placed in various high traffic areas. Damaged areas shall be repaired or replaced immediately by the Contractor. 14. Plant Replacement: a. Plants found to be dead, dying, unhealthy, impaired, or not in a vigorous condition within the Maintenance Period and Warranty Period shall be replaced within 14 days of evidence of such or formal notification of such, at the Contractor's expense. Plants used for replacement shall be the same kind and size as specified in the plant schedule. They shall be furnished, installed, and fertilized as originally specified. The expense of all repair work on existing improvements damaged during replacement shall be borne by the Contractor. No replacement of plantings shall be made in any season unfavorable for planting. 15. Fertilization: a. Trees: Fertilizing shall occur 60 days after planting. Apply fertilizer at application rates as recommended by the manufacturer. Fertilizer shall be 14- 7-3 or approved equal. b. Shrubs, Ornamental Grasses, and Groundcover Areas: Fertilizing shall occur 45 days after planting. Apply fertilizer at application rates as recommended by the manufacturer.
