PROJECT DESCRIPTION The existing Lido House Hotel was designed as six buildings that surround an exterior pool deck and event lawn. separated by a combination of vertical fire walls, horizontal building separations, and imaginary lot lines between buildings on the same lot. On Level 1, the hotel includes a restaurant, ballroom, fitness gym, spa, and back of house areas. Levels 2 through 4 are comprised mainly of guest rooms with exception to the outdoor rooftop bar and lounge on Level 4. The project proposes to utilize a tent structure to provide weather protection over a portion of the Level 4 rooftop lounge on a temporary basis. APPLICABLE CODE SECT) 3102.1 General. In lieu of meeting the requirements of CBC Section 3102, Per CBC 3103.1, the temporary tent would be required to comply with applicable CFC requirements. The following conditions are proposed with this request: 1. The tent structure will comply with the applicable CFC requirements for temporary tents in Section 3103. 2. The tent structure will be temporary and used for a period less than 180 days in any 1-year period. 3. The tent fabric will be 25 Oz Vinyl Coat manufactured by Shelter Tent Manufacturing LTD that has been tested and certified to equal or exceed the NFPA 701 and UL 214 standards. 4. The breezeway on the north end of the tent in front of the bar will be demarcated and provided with signage to keep it clear of any furniture. 5. The ends of the breezeway at the tent wall will be maintained open. - --- r •­ Yy Vauwp lent JUSTIFICATION The use and occupant load of the rooftop lounge will remain unchanged and can still be accommodated by the building's means of egress system. The alternate design request proposes that the use of temporary tent is more appropriately regulated by the California Fire Code Section 3103, but also recognizes that certain measures need to be taken to safeguard the building that the tent resides on and the occupants of the building on the Level 4 rooftop deck not within tent structure. The proposed conditions included with this alternate design request are based on minimizing any impact tent structure might have on the building and on occupants of the building not located within the tent itself. www.coffman.com ALTERNATE METHOD REQUEST — TEMPORARY ROOFTOP TENT LIDO HOUSE HOTEL — NEWPORT BEACH, CA— CEI No. 210162 December 20, 2021 Page 3 The breezeway is intended to be maintained clear from furniture or any other items that may obstruct egress or contribute to a combustible fire load. The breezeway serves as the main egress path from tent and provides a second means for occupants on either side of the tent to egress to a second building exit. To keep the breezeway clear, the breezeway egress path will be outlined with a contrasting color of paint on the deck and provided with a sign on both ends indicating to keep the area clear. Refer to Sheet AT- 201 for details. To minimize the threat of fire to the building the tent fabric has been certified by the California State Fire Marshal's office to meet the required flame resistance performance criteria in NFPA 701 and UL 214.
