Librarian SUBJECT: Air - Conditioning Servi,ce.Contra;ct for Newport Center Branch Library., I The last service call on the initial contract for the air - conditioning system for the Newport Center Branch Library was performed on August 4, 1980. Aqua -Serve Engineers, Inc. indicated to us that the City would now have to assume the responsibility for maintaining this equipment. Mr. Wade Beyeler, General Services Director, when notified of the termination of the contract, indicated that the City crew is not qualified or certified for taking care of the aid- conditioning equipment at Newport Center Branch Library, and that we should contract with an outside agency for such maintenance. The McMillan Water Treatment Inc'. of Van Nuys has submitted the attached estimate for a yearly contract. McMillan Water Treatment Inc. was recommended by Aqua- Serve. I recommend that the City Council approve an air- conditioning maintenance contract for Newport Center Branch Library with McMillan Water Treatment Inc. for $660 per year, effective immediately. Service will include the following: A. Monthly 1. Inspect system to insure scale free condition exists. 2. Inspect system for excessive algae growth. 3. Check bleed off and reset, if required. 4. Add chemicals required to control scale and algae. 5. Any required cleaning of sump, sproyheads, distributor trough, or condensers to insure trouble free operating conditions from waterside of system. B. Bi- monthly _ 1. Steps 1, 2, 3, 4 above. 2. Drain and thoroughly clean cooling tower or evaporative condenser. 3. Remove and clean sproyheads. Scrape and clean louvers and distributor troughs. C. Maintain permanent record of operating conditions and chemicals used for reference. D. In the event condenser becomes fouled due to scale or algae, the required labor, chemicals and equipment for cleaning will be supplied free of charge by McMillan Water Treatment Co. 2. Service does not include: A. Any mechanical repairs or repairs to property or equipment caused by mechanical failures. 3. Exceptions to contract: Closed water side of this system is not guaranteed. Any addition of chemicals to closed system due to water loss will be charged for ® $1.25/lb. 4. Initial requirements: None THE ABOVE SERVICES INCLUDE LABOR AND CHEMICALS: Initially $ —0- (_ dollars) and $ 555.00 ( Fifty —five and n0 /100 - -- = dollars) per month thereafter. Terms:. Turner TITLE TITLE Vice President DATE CERTIFICATE OF INSURANCE WILL BE SUPPLIED ON REQUEST a SEP 2? 19Rn By }h, CITY COUNCIL CITY OF NWAXW V"h RESOLUTION NO. 906 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF NEWPORT BEACH AUTHORIZING THE MAYOR AND CITY CLERK TO EXECUTE A MAINTENANCE AGREEMENT BETWEEN THE CITY OF NEWPORT BEACH AND MCMILLAN WATER TREATMENT, INC., IN CONNECTION WITH MAINTAINING THE AIR CONDITIONING IN THE NEWPORT CENTER BRANCH LIBRARY WHEREAS, there has been presented to the City Council of the City of Newport Beach a certain Maintenance Agreement between the City of Newport Beach and McMillan Water Treatment, Inc., in connection with maintaining the air conditioning in the Newport Center Branch Library; and WHEREAS, the City Council has reviewed the terms and conditions of said Agreement and finds them to be satisfactory and that it would be in the best interest of the City to execute said Agreement, NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Newport Beach that the Agreement above described is approved, and the Mayor and City Clerk are hereby authorized and directed to execute the same on behalf of the City of Newport Beach.
