As per your request, we evaluated the irrigation systems in accordance with the California Model Water Efficient Landscape Ordinance (MWELO). SUMMARY This audit was conducted to inspect the overall site irrigation systems within the limits of construction. The irrigation systems are new systems utilizing POTABLE water. IRRIGATION PLANS: Each hydrozone identified on the plans were executed in the field, (Total valve qty. 17). Each system layout, components and functionality have met all the requirements of the Irrigation Plans. MWELO: The California Model Water Efficient Landscape Ordinance has been adopted by the City as the standard for new construction and irrigation installations based on AB1881. UNIFORMITY: The overhead spray lawn areas were operational with the controller, low efficiency nozzles installed and a 24” drip line buffer edge adjacent to paving. Since the dripline is subterranean and the planting material is already installed and would be damaged if the dripline were unearthed, a drip catch can test was not performed. In lieu of the catch can test, the standard 90% efficiency for pressure compensating drip & low-flow irrigation per the Irrigation Association’s Landscape Irrigation Auditor, 3rd edition book was used for the report. RB 1401 / RWS · Max Flow: 5.5 / 8.0 GPM · Distribution Uniformity: .90 / .77 · Precipitation Rate: 0.6 / 1.58 Punch list Items: 12/29/2022 (Compliance based on the following corrects during the maintenance period) Zone Audit Conclusion: PASS, project IS within compliance to begin maintenance. The irrigation systems were evaluated and based on the Irrigation Association Audit rules/guidelines and MWELO requirements. LANDSCAPE and IRRIGATION MAINTENANCE SCHEDULES: MINIMUM RECOMMENDED WEEKLY MAINTENANCE SCHEDULE DURING PRIME GROWING SEASON AND PEAK USER DEMAND (MAINTENANCE TASKS TO BE PERFORMED ON A WEEKLY BASIS.) TASKS: · RECORD THE IRRIGATION USEAGE EVERY WEDNESDAY, AND THEN COMPARE ACTUAL USAGE VS. FLOW SENSOR RECORDED FLOW RATES. · CHECK THE CONTROLLER DAILY FLOW SUMMARIES TO SEE ANY DRIP VALVE WITH RECORDED FLOWS LOWER THAN LISTED ON THE CONTROLLER PROGRAM. · CHECK THE CONTROLLER ALERTS FOR ANY HIGH FLOW ALERTS, IRRIGATION ISSUES, ETC. · CHECK ENTIRE IRRIGATION SYSTEM TO FIND AND REPAIR DAMAGE OR BROKEN DRIP EMITTER(S) WITH SAME TYPE AND MANUFACTURER. · REVIEW THE CONTROLLER RECORDS TO VERIFY EACH DRIP VALVE IS GETTING THE PRPPER WATER ALLOCATION BASED UPON THE PROGRAMMING, AND IF NOT THEN ADJUST THE IRRIGATION PROGRAMMING TO FIX THE UNDER OR OVER WATER ISSUES. · CHECK THE IRRIGATION SCHEDULE HAS BEEN ADJUSTED PER EACH STATION ON EVERY CONTROLLER BASED UPON THE BASE IRRIGATION SCHEDULES INCLUDED. ADJUST SCHEDULES AS REQUIRED FOR ANY CLIMATE CHANGES, RE-SODDING, WINTER OVERSEEDING, FERTILIZER SCHEDULE, PRUNING SCHEDULE, OR ANY OTHER EVENT THAT MIGHT CAUSE THE PLANT MATERIAL ADDITIONAL IRRIGATION · SIPHON / INSPECT TREE SIPHON TUBES FOR WATER. MINIMUM RECOMMENDED MONTHLY MAINTENANCE SCHEDULE (MAINTENANCE TASKS TO BE PERFORMED ON A MONTHLY BASIS, IN ADDITION TO WEEKLY MAINTENANCE TASKS.) TASKS: · CHECK AND ADJUST ALL DRIP EQUIPMENT (DRIP REMOTE CONTROL VALVES, AND MASTER VALVE PRESSURE REGULATOR). · INSPECT EACH IRRIGATION STATION VIA THE CONTROLLER MANUAL OPERATION FOR MINIMUM 3 MINUTES FOR EACH STATION ON EVERY CONTROLLER TO CHECK FOR PROPER COVERAGE, AND NO SIGNS OF ANY IRRIGATION PROBLEMS. IF PROBLEMS ARE DISCOVERED, THEN REPAIR ANY DAMAGED OR CLOGGED EMITTERS. · CHECK THE PRESSURE ON THE LAST SPRAY HEAD OR DRIP EMITTER ON EACH STATION TO MAKE SURE IT MAKES THE DESIGN PRESSURES LISTED ON THE IRRIGATION LEGEND. · REVIEW ALL THE WEEKLY TASKS HAVE BEEN COMPLETED EACH WEEK.
