("Grantor"), owner of certain real property, Assessor's Parcel No. 049-212-03, commonly
known as 1113 Kings Road, in Newport Beach, County of Orange, State of California, hereby
grants to the CITY OF NEWPORT BEACH, a municipal corporation and charter city ("Grantee"
or "City"), exclusive easement for ingress and egress access purposes in, over, under, along,
and across said certain. real property described in Exhibit "A" and shown in Exhibit "B" which
exhibits are made a part of this document.
IN WITNESS WHEREOF, the parties hereto have caused this Grant of Easement to be

A strip of land 4.00 feet wide lying in Lot 31 of Tract Map No. 1219, in the City of
Newport Beach, County of Orange, State of California, as recorded in Book 38,
Pages 26 and 27, inclusive, of Tract Maps, in the office of the County Recorder of
said Orange County, the centerline being described as follows:
Beginning at the centerline intersection of St. Andrews Road and Kings Road as
shown on said Tract Map No. 1219; Thence South 74' 57' 00" East along said
centerline of Kings Road a distance of 38.77 feet to the beginning of a curve
concave Northerly having a radius of 1,000.00 feet; Thence Southeasterly along said
curve through a central angle of 11 ° 08' 22", a distance of 194.42 feet; Thence South
03' 54' 37" West, a distance of 30.00 feet to a point, said point being on the
Southerly Right of Way of said Kings Road and Northerly line of said Lot 31, said
point also being the True Point of Beginning; Thence South 07' 52' 40" West, a
distance of 103.14 feet to a point, said point being on the Northerly line of an existing
10.00 foot sewer easement, said point also the end of said strip.
The sidelines of said strip shall be lengthened or shortened so as to terminate on the
said Southerly Right of Way of Kings Road and said Northerly line of Lot 31 and said
Northerly line of the exiting 10.00 foot sewer easement and shall be prolonged or
shortened at their angle point as to terminate at their point of intersection.

Grant of Easement for ingress and egress access purposes, as more particularly described in Exhibit A
and Exhibit B to the Grant of Easement dated MA4 II 2023 from GREGORY IRA REED AND
CAROLYN MARIE REED, AS TRUSTEES OF THE CMGI TRUST DATED JULY 21, 2015 AND ANY
AMENDMENTS THERETO, as Grantor and the City of Newport Beach, a California municipal corporation
and charter city, as Grantee, is hereby accepted on JL&A I I! , 2023, by the undersigned officer
on behalf of the City of Newport Beach pursuant to authority conferred by Resolution No. 1992-82 of the
City Council adopted on July 27, 1992. The City consents to the recordation of said document in the
Office of the Recorder of Orange County, State of California.
