of the required off- street parking on such lot for the duration of
the proposed use or uses on the building site or sites. Should a
change in use or additional use be proposed, the off - street parking
regulations applicable at the time shall apply. Such instruments

Suggested Action
If desired, authorize the Mayor and City Clerk to execute an off -site parking
agreement with the Zeppa Corporation (restaurant site) and The Hill Partnership
(off -site parking site).
Background
At its meeting of June 5, 1986, the Planning Commission voted unanimously to
approve Use Permit No. 3200 to establish a restaurant with on -sale beer and
wine on the subject property. The approval also included a modification to the
Zoning Code so as to allow the use of a valet parking service and tandem
parking spaces on the approved off -site parking lot. The Commission also
approved Variance No. 1130 that permitted the installation of mechanical
equipment on the roof of the restaurant building that exceeded the basic height
limit in the 26/35 Foot Height Limitation District.
Condition of Approval No. 18 of Use Permit No. 3200 provides that the City
Council approve an off -site parking agreement inasmuch as eleven of the
required parking spaces are located on the off -site parking lot. Details of
the proposed restaurant operation and valet parking service on said off -site
parking lot are contained in the attached Planning Commission staff report for
City Council review.
Respectfully submitted,
