HomeMy WebLinkAboutPA2021-226_20211108_Project Review Request ResponsesProject Review Request Department City of Newport Beach CdM Restaurant 2325 E Coast Hwy To whom it may concern, We have reviewed the contents from the planning division and have revised the rough plan for our patio layout. We have also addressed the following and look forward to your review. Patio Layout: Attached are photos and a rough drawing that shows a reduction of the patio space to approximately 550sq ft. We have measured the available space for patio seating and it comes out to 51ft by 11ft. Tent Structure: We have measured the tented area at CdM Restaurant and are currently sourcing our structural engineer and architect to provide plans that address safety, structure and anchorage of the unit as it pertains to the building. We will be providing that paperwork along with the building permit when this is completed. Barricades: We have 5 heavy and marked planters with caution blue tape that sit at the entrance of the driveway at CdM. This was said to be sufficient when we initially added the patio and we are waiting on confirmation that this will suffice for our next step. We have had zero incidences and believe we are well insulated from issues. Valet Service: We are continuing to work with the city and with the other restaurant tenants in the area to look into a permanent valet situation. We also have possible parking structures we can rent that will allow us the applicable parking spaces needed to facilitate our business. We have been in contact with public works division regarding this and will work to submit all necessary documents when we have them. Should we not be able to provide these we will discontinue the Valet Service and have patrons self-park. Fire Conditions: We have attached the fire safety permits for the structures and have also added 2 portable fire extinguishers to the patio for safety purposes. We look forward to your feedback and to moving on to the hearing on the 24th.
