HomeMy WebLinkAbout1359 - Districting Maps & Prezoning Unincorporated TerritoryORDINANCE NO. 3 5 9 AN ORDINANCE OF THE CITY OF NEWPORT BEACH AMENDING DISTRICT MAPS NOS. 53, 55 AND 57, ADOPTING DISTRICT MAPS NOS. 62, 63 AND 64, AND PREZONING UNINCORPORATED TERRITORY ADJACENT TO THE CITY OF NEWPORT BEACH.IN THE EVENT OF SUBSEQUENT ANNEXATION The City Council of the City of Newport Beach doe's ordain as follows: SECTION 1. California Government Code, Section 65659, provides that a city may prezone unincorporated territory for the purpose of determining the zoning that will apply to such property in the event of subsequent annexation to the city. SECTION 2. The map designated DISTRICTING MAP CITY OF NEWPORT BEACH CALIFORNIA is hereby amended by revising Maps Nos. 53, 55 and 57, and adding thereto Maps Nos. 62, 63 and 64, three copies of which are on file in the office of the City Clerk; which maps are hereby adopted by this reference pursuant to Section 415 of the Charter and are made a part of Title 20 of the Newport Beach Municipal Code in accordance with Section 20.06.030 thereof. SECTION 3. The following described real property which is unincorporated territory adjoining the City of Newport Beach, County of Orange, State of California, to wit: Zone P -C Beginning at the intersection of the center line of Ford Road with the center line of MacArthur Boulevard as shown on a map of Tract No. 6623_ filed in Book 247, pages 16 through 20 of Miscel- laneous Maps in the office of said County Recorder; thence along the centerline of said MacArthur Boulevard as shown on a map of Tract No. 6624, Book 254, pages 28 through 32, Tract No. 6565, Book 257, pages 14 through 19, and Tract No. 7027, Book 264, pages 9 through 15 all of said Miscel- laneous Maps, and the Southerly prolongation of said MacArthur Boulevard, the following courses and distances: South 17 16' 46" East 35.21 feet to the beginning of a curve concave Westerly having a -1- radius of 2000.00 feet; Southerly 1648.98 feet along said curve through an angle of 470 14' 23 "; South 290 57'37" West 1703.92 feet to the beginning of a curve concave Northwesterly having a radius of 4000.00 r feet; Southwesterly 1073.94 feet along said curve through an angle of 150 22' 59 "; thence leaving said centerline South 440 39' 24" East 50.00 feet to the Northwesterly line of the land described in a deed to Pacific View Memorial Park recorded January 10, 1962 in Book 5970, page 522 of Official Records of said County; thence along the Northwesterly, Northeasterly and-Southeasterly line of said land as described in said deed and a deed recorded. December 17, 1958 in Book 4518, page 207 of said Official Records, the following courses and distances: North 45 20' 36" East 1017.15 feet; South 490 26' 33" East 1116.84 feet; South 210 30' 58" East 400.00 feet; South 57 020'58" East 270.00 feet; South 290 10' 29" East 793.69 feet; South 400 23' 08" West 2417091 feet; thence continuing South 400 23' 08" West 21.46 feet; thence South 870 46' 46" East 119.79 feet to the beginning of a non - tangent curve concave Northerly having a radius of 1940.00 feet, a radial to said point bears South l0 56' 50" West; thence - Easterly 461.97 feet along said curve through an angle of 130 38' 38 "; thence North 780 18' 12" East 91.45 feet to the beginning of a curve concave Southerly having a radius of 2060.00 feet; thence Easterly 1025.97 feet along said curve through an angle of 280 32' 09 "; thence South 730 09' 39" East 1316.69 feet to the beginning of a curve concave Northerly • having a radius of 1940.00 feet; thence Easterly 487.88 feet along said curve through an angle of 140 24' 32 "; thence South 870 34' 11" East 626.85 feet; thence North 130 30' 09" West 2148.40 feet to an angle point in the boundary of that certain ­parcel of land described in the deed to the Irvine Ranch Water District recorded June 4, 1965 in Book 7545, page 621 of said Official Records, said angle point being the Easterly terminus of that certain course . described as "South 750 55' 07" West 289.80 feet" in said deed; thence along the Southerly, Westerly and Northerly boundary of said land, the following courses and distances: South 760 29' 51" West 289.80 feet; North 210 42' 29" West 1261.95 feet; North 110 55' 07" West 448.09 feet; North 220 17' 55" West 454.58 feet; North 500 46' 05" West 77 21 feet; North 150 18' 07" West 276.27 feet; North 408 11' 36" West 369.92 feet; North 25 45' 17" West 585.41 feet; North 320 07' 13" East 138.22 feet; North 890 59' 43" East 135.84 feet; North 570 06' 34" East 60.22 feet; North 820 12' 25" East 238.21 feet; North 460 54' 32" East 335.06 feet; thence leaving said boundary North 100 04' 21" West 719.31 feet; thence North 391 53' 52" West 397.56 feet; thence North 80 32' 87" West 773.60 feet; thence North 340 43' 44" West 535.70 feet, thence North.110 58' 34" West 332.06 feet to a point on a non - tangent curve concave Northwesterly having a radius of 2000.00 feet, a radial to said point bears South 480 10' 42" East, thence Southwesterly 1078.58 feet along said curve through an angle of 300 53' 56" to the point of beginning, -2- more commonly known as a portion of Blocks 31, 92, 96, 97, 98, • and 129 of Irvine's subdivision located north of San Joaquin Hills Road and east of MacArthur Boulevard (realigned) as shown on District Maps Nos. 53, 55, 57, 62, 63 and 64 referred to in Section 2 of this ordinance and made a part of Title 20 i of the Newport Beach Municipal Code which is hereby prezoned to a P -C (Planned.Community) District and which is described in Exhibit "A" entitled City of Newport Beach Planned Community District Regulations and.Exhibit "B" entitled General Plan Harbor View Hills, August 15, 1970, attached hereto and made a part herein by this reference. SECTION 4. The zoning of this territory as a P -C District shall become effective only if the annexation of that portion of the unincorporated territory as described in Section 3 of this ordinance is completed and shall have the same effective date as said annexation. SECTION 5. This ordinance shall be published once in the official newspaper.of the City, and the same shall be effective 30 days after the date of its adoption.
