AN ORDINANCE OF THE CITY OF NEWPORT BEACH
AMENDING SECTION 20.02.090 OF THE NEWPORT
BEACH MUNICIPAL CODE PERTAINING TO THE DEFINITION
OF BUILDING SITE
The City Council of the City of Newport Beach DOES
ORDAIN as follows:
SECTION 1. Section 20.02.090 of the Newport Beach
Municipal Code is hereby amended in its entirety to read as
follows:
"20.02.090 BUILDING SITE. The term "building site"
shall mean a lot or parcel of land, in single or joint
ownership, and occupied or to be occupied by a main building
and accessory buildings, or by a dwelling group and its
accessory buildings, together with such open spaces as are
required by the terms of this Title, and having its
principal frontage on a street, road, highway, waterway or
• ocean front. Where said building site is comprised of
more than one subdivided lot or fraction thereof, no new
construction, or alterations to a single family dwelling
or duplex in excess of $5,000.00 in any one -year period
shall be permitted until such time as the owner of said
lots or portions thereof has caused to be executed and
recorded a covenant and agreement to hold property as a
single parcel and building site, which shall have been
approved by the City Attorney as to form and the Community
Development Director as to content, guaranteeing that said
lots or fractions thereof will be held and used as a
single parcel or building site. In the case of all other
forms of development, no new construction, or alterations
to existing structures in excess of $5,000.00 in any one-
•year period shall be permitted until such time as said lots
or fractions thereof have been resubdivided into a single
parcel or building site."

SECTION 2. This Ordinance shall be published once in
the official newspaper of the City, and the same shall be
effective thirty (30) days after the date of its adoption.
• This Ordinance was introduced at a regular meeting of
the City Council of the City of Newport Beach held on the
14th

1975, and was adopted on
the 28th
day of
July
1975,
by the following vote,
