AN ORDINANCE OF THE CITY OF NEWPORT BEACH
ESTABLISHING A PLANNED COMMUNITY DEVELOPMENT
PLAN AND DEVELOPMENT STANDARDS FOR BROADMOOR-
PACIFIC VIEW (AMENDMENT NO. 457)
The City Council of the City of Newport Beach DOES
ORDAIN as follows:
SECTION 1. The following described real property
located in the City of Newport Beach, County of Orange, State
of California, to wit:
That portion of Blocks 92 and 97 of Irvine's
Subdivision, in the City of Newport Beach,
County of Orange, State of California, as
shown on a map recorded in Book 1, page 88
of Miscellaneous Record Maps, records of said
Orange County, described as follows:
Beginning at the most northerly corner of that
certain land described in a deed to the Irvine
Company, recorded August 11, 1971, in Book 9756,
page 527 of Official Records of said Orange
County, said corner also being in the northeast-
erly line of that certain land described in a
deed to Pacific View Memorial Park, recorded
January 10, 1962 in Book 5970, page 522 of
Official Records of said Orange County; thence
along the westerly boundary of said land of
Irvine Company the following courses: South
8 °34'05" East, 453.69 feet; thence South 32 018'
23" West, 358.12 feet; thence South 72 °22'40"
West, 89.19 feet; thence South 46 039137" West,
97.62 feet; thence South 41 018131" West, 87.86
feet; thence South 28 006123" West, 99.77 feet;
thence South 2055115" East, 140.34 feet; thence
leaving said westerly boundary South 73 019147"
West, 838.34 feet to the southeasterly terminus
of that certain course in the westerly boundary
of said land of Pacific View Memorial Park
described as "North 55 019142" West, 982.66 feet ";
thence along the westerly, northwesterly and
northeasterly boundary of said land the following
courses: North 55 019105" West, 982.66 feet;
thence North 45 020136" East, 1923.47 feet; thence
South 49 026'33" East, 816.84 feet to the Point of
Beginning,
which is zoned P -C, is hereby amended to establish a Planned
Community Development Plan and Development Standards known
as Broadmoor- Pacific View, Amendment No. 457.
SECTION 2. Copies of said Development Plan and
Development Standards are on file in the Offices of the City

Clerk and Department of Community Development for the City
of Newport Beach and are made a part hereof by this reference.
SECTION 3. The Community Development Director of the
City of Newport Beach is hereby instructed and directed to
show said amendment on said property and P -C District, as
described hereinabove; and, as said P -C District shall have
been so amended, the same shall be in full force and effect
and be a part of Title 20 of the Newport Beach Municipal
Code.
SECTION 4. This ordinance shall be published once in the
official newspaper of the City, and the same shall be effective
thirty (30) days after the date of its adoption.
This ordinance was introduced at a regular meeting of the
City Council of the City of Newport Beach held on the 22nd
day of Dew , 1975, and was adopted on the
12th- day of janumz 1976, by the following vote,
to wit:
