REQUEST FOR CONTINUANCES <br /> None. <br /> C. MINUTES of March 30, 2017 <br /> Action: Approved <br /> D. PUBLIC HEARING ITEMS <br /> ITEM NO. 1 Moiso Lot Line Adjustment No. LA2017-001 (PA2017-010) <br /> Site Location: 25 and 27 Inverness Lane Council District 5 <br /> Liz Westmoreland, Assistant Planner, provided a brief project description stating that the application is for a <br /> lot line adjustment of two contiguous lots at 25 and 27 Inverness Lane. The two lots are zoned as Low <br /> Density Residential Area 9 of the Planned Community PC8 Big Canyon. The project site consists of Lots 72 <br /> and 73 of Tract 7368. Each lot currently contains one single-family residence. However, prior to the <br /> recordation of the lot line adjustment, the structure at 25 inverness would be demolished or altered to comply <br /> with all applicable development standards. Ms. Westmoreland stated that the applicant requests to shift the <br /> existing side property line of 27 Inverness Lane approximately 13 feet to the west. This will reallocate <br /> approximately 1,358 square feet from 25 Inverness Lane (or Lot 72)to 27 Inverness Lane. The proposed lots <br /> would continue to meet the minimum site area requirement of the underlying zoning, as the two properties <br /> would still exceed 8,000 square feet. The number of parcels will remain unchanged as a result of the lot line <br /> adjustment and there will be no change in the density or intensity of development. Access to the site would <br /> not be altered. Therefore, Staff recommended approval of Lot Line Adjustment No. LA2017-001 and provided <br /> a resolution with findings and conditions. <br /> Applicant and owner, Anthony Moiso, stated that he had reviewed the draft resolution and agrees with all of <br /> the required conditions. <br /> The Zoning Administrator opened the public hearing. Seeing that no one from the public wished to comment <br /> the public hearing was closed. <br /> Action: Approved <br /> Page 1 of 5 <br />
