PUBLIC HEARING ITEMS
ITEM NO. 1 Moiso Lot Line Adjustment No. LA2017-001 (PA2017-010)
Site Location: 25 and 27 Inverness Lane Council District 5
Liz Westmoreland, Assistant Planner, provided a brief project description stating that the application is for a
lot line adjustment of two contiguous lots at 25 and 27 Inverness Lane. The two lots are zoned as Low
Density Residential Area 9 of the Planned Community PC8 Big Canyon. The project site consists of Lots 72
and 73 of Tract 7368. Each lot currently contains one single-family residence. However, prior to the
recordation of the lot line adjustment, the structure at 25 inverness would be demolished or altered to comply
with all applicable development standards. Ms. Westmoreland stated that the applicant requests to shift the
existing side property line of 27 Inverness Lane approximately 13 feet to the west. This will reallocate
approximately 1,358 square feet from 25 Inverness Lane (or Lot 72)to 27 Inverness Lane. The proposed lots
would continue to meet the minimum site area requirement of the underlying zoning, as the two properties
would still exceed 8,000 square feet. The number of parcels will remain unchanged as a result of the lot line
adjustment and there will be no change in the density or intensity of development. Access to the site would
not be altered. Therefore, Staff recommended approval of Lot Line Adjustment No. LA2017-001 and provided
a resolution with findings and conditions.
Applicant and owner, Anthony Moiso, stated that he had reviewed the draft resolution and agrees with all of
the required conditions.
The Zoning Administrator opened the public hearing. Seeing that no one from the public wished to comment
the public hearing was closed.
Action: Approved
