CALL TO ORDER—The meeting was called to order at 3:30 p.m. <br /> Staff Present: Patrick J. Alford, Zoning Administrator <br /> Gregg Ramirez, Senior Planner <br /> David Lee, Planning Technician <br /> B. REQUEST FOR CONTINUANCES <br /> None. <br /> C. MINUTES of June 29, 2017 <br /> Action: Approved <br /> D. PUBLIC HEARING ITEMS <br /> ITEM NO. 1 Burnham Residence Coastal Development Permit No. CD2017-048 (PA2017-108) <br /> Site Location: 2502 Crestview Drive Council District 3 <br /> Gregg Ramirez, Senior Planner, provided a brief project description stating that the request is for a coastal <br /> development permit to allow the demolition of an existing single-family residence, and the construction of a <br /> new one-story single-family residence. Mr. Ramirez stated that the property was located in the Single-Unit <br /> Residential Zoning District and conforms to all applicable development standards of the Zoning Code and <br /> Local Coastal Program. He also included a recommendation to Finding B in the draft resolution and read the <br /> revised language. With the included language, he indicated that staff recommends approval of the Coastal <br /> Development Permit. <br /> Applicant Steven Yoon of Cynthia Childs Architects, on behalf of the property owner, Kirby Burnham, stated <br /> that he had reviewed the draft resolution and agrees with all of the required conditions. <br /> The Zoning Administrator opened the public hearing. Seeing that no one from the public wished to comment <br /> the public hearing was closed. <br /> Action: Approved <br /> ITEM NO.2 626 Seaward Road Lot Merger(PA2017-071) <br /> Site Location: 626 Seaward Road Council District 6 <br /> David Lee, Planning Technician, provided a brief project description stating that the request is for a lot merger <br /> to combine three parcels under common ownership into one single parcel at 626 Seaward Road. Mr. Lee <br /> stated that the applicant is proposing to make an addition across the existing interior property line. Mr. Lee <br /> described the legal description of each parcel and explained that the proposed lot area and lot width are not <br /> excessive compared to other lots in the surrounding neighborhood. Mr. Lee stated that since the current <br /> property is used as a single parcel with one single-family residence, the merger would not result in a visible <br /> change in character to the neighborhood since it will continue as a single-family residence. <br /> Page 1 of 2 <br />
