NEWPORT BEACH ZONING ADMINISTRATOR MINUTES <br />NEWPORT BEACH ZONING ADMINISTRATOR MINUTES <br />100 Civic Center Drive, Newport Beach <br />Corona del Mar Conference Room (Bay E -1st Floor) <br />Thursday, October 12, 2017 <br />REGULAR HEARING <br />3:30 p.m. <br />CALL TO ORDER — The meeting was called to order at 3:30 p.m. <br />Staff Present: Patrick J. Alford, Zoning Administrator <br />Gregg Ramirez, Senior Planner <br />Liane Schuller, Contract Planner <br />David Lee, Planning Technician <br />II. REQUEST FOR CONTINUANCES <br />10/12/2017 <br />Gregg Ramirez, Senior Planner, requested that Item 1 be removed from the Zoning Administrator's calendar <br />to allow the applicant to re -design the project. He indicated that new public notice would be provided in <br />accordance with the Municipal Code when a new hearing date is selected. <br />The Zoning Administrator asked if anyone present wanted to speak on this item. There was none. <br />The Zoning Administrator granted staff's request and removed the item for the calendar. He noted that since <br />this item was not continued to a date certain, additional public notice will be required when the item returns to <br />the agenda. <br />III. MINUTES of September 28, 2017 <br />Action: Approved as amended <br />IV. PUBLIC HEARING ITEMS <br />ITEM NO. 1 Bengtson Residence Coastal Development Permit No. CD2017-024 (PA2017-058) <br />Site Location: 111 8th Street Council District 1 <br />Removed from calendar. <br />ITEM NO.2 416 Marguerite Avenue Tentative Parcel Map No. NP2017-019 (PA2017-170) <br />Site Location: 416 Marguerite Avenue Council District 6 <br />Liane Schuller, Contract Planner, provided a brief project description stating that the applicant is requesting <br />approval of a Tentative Parcel Map for condominium purposes. The project site was originally improved with <br />a single-family residence, which has been demolished. Site work is underway for the construction of a <br />new duplex that complies with all current development standards. Approval of the parcel map would allow <br />each unit to be sold individually as condominiums. <br />Applicant Justin Henderson stated that he had reviewed the draft resolution and agrees with all of the <br />required conditions of approval. <br />The Zoning Administrator opened the public hearing. Seeing that no one from the public wished to comment <br />the public hearing was closed. <br />Action: Approved <br />Page 1 of 3 <br />
