This would allow two separate <br />single-family residences to be constructed on separate lots. The new lots would not meet <br />the minimum lot width requirement set forth in Title 20 (Zoning) for new subdivisions; <br />however, the proposed width and area are consistent with the original underlying <br />subdivision and standard properties in Corona Del Mar. The Coastal Development Permit <br />is for subdivision purposes; any future development on the two parcels would be required <br />to comply with Title 21 Local Coastal Implementation Plan and Title 20. <br />RECOMMENDATION <br />1) Conduct a public hearing; <br />2) Find this project exempt from the California Environmental Quality Act (CEQA) <br />pursuant to Section 15315 under Class 15 (Minor Land Divisions), because it has no <br />potential to have a significant effect on the environment; and <br />3) Adopt Draft Zoning Administrator Resolution No. _ approving Coastal Development <br />Permit No. CD2017-066 and Tentative Parcel Map No. NP2017-017 (Attachment No. <br />ZA 1). <br />oami2on <br />1 <br />
