CALL TO ORDER – The meeting was called to order at 3:30 p.m. <br /> <br />Staff Present: Jim Campbell, Zoning Administrator <br /> Liane Schuller, Contract Planner <br /> <br /> <br />II. REQUEST FOR CONTINUANCES <br /> <br />Liane Schuller, Contract Planner, requested that Item 4 be continued to the Zoning Administrator hearing of <br />February 15, 2018, in order to concurrently process a parcel map and coastal development permit, per <br />NBMC Section 20.50.030. The February 15, 2018 meeting date will provide sufficient time to re-notice the <br />project, and to modify the staff analysis and project conditions. <br /> <br />The Zoning Administrator granted staff’s request and continued the public hearing until February 15, 2018. <br /> <br />III. MINUTES <br /> <br />ITEM NO. 1 Minutes of December 14, 2017 <br /> <br />Action: Continued to the January 25, 2018, Zoning Administrator Meeting <br /> <br /> <br />IV. PUBLIC HEARING ITEMS <br /> <br />ITEM NO. 2 302 Iris Avenue Residence Tentative Parcel Map No. NP2017-021 and Coastal <br />Development Permit No. CD2017-095 (PA2017-220) <br /> Site Location: 302 Iris Avenue Council District 6 <br /> <br />Liane Schuller, Contract Planner, provided a brief project description stating that the applicant is requesting <br />approval of a tentative parcel map and associated coastal development permit for condominium purposes. <br />An existing duplex has been demolished and a new two-unit development is currently under construction. <br />The Tentative Parcel Map will allow each unit to be sold individually. The new development complies with all <br />current applicable development standards, and the Parcel Map complies with the standards and approval <br />requirements of the City’s Local Coastal Program Implementation Plan. <br /> <br />The Zoning Administrator discussed several additional facts in support of the findings and the correction of a <br />typographical error in one of the conditions. <br /> <br />Nanci Glass of Nicholson Construction on behalf of the property owner was present and noted her agreement <br />with the conditions of approval. <br /> <br />The Zoning Administrator opened the public hearing. <br /> <br />Jim Mosher asked for clarification on where the first public road, as designated by the California Coastal <br />Commission, is for this part of Corona del Mar. <br /> <br />The Zoning Administrator answered that the first public road is Ocean Boulevard. This road is part of the <br />appeal and jurisdiction map certified by the Coastal Commission. <br />
