05-14-19 <br />RESOLUTION NO. ZA2021-077 <br /> <br />A RESOLUTION OF THE ZONING ADMINISTRATOR OF THE <br />CITY OF NEWPORT BEACH, APPROVING COASTAL <br />DEVELOPMENT PERMIT NO. CD2021-056 TO CONSTRUCT A <br />NEW TWO (2)-STORY SINGLE-FAMILY RESIDENCE AND <br />ATTACHED TWO (2)-CAR GARAGE LOCATED AT 522 VIA LIDO <br />NORD (PA2021-215) <br /> <br />THE ZONING ADMINISTRATOR OF THE CITY OF NEWPORT BEACH HEREBY FINDS AS <br />FOLLOWS: <br /> <br />SECTION 1. STATEMENT OF FACTS. <br /> <br />1. An application was filed by Anne Fox, MIG, Inc., with respect to property located at 522 <br />Via Lido Nord, requesting approval of a coastal development permit. <br /> <br />2. The proposed site at 522 Via Lido Nord is legally described as Lot 502 of Tract No. 907 <br />in the City of Newport Beach, Orange County, California. <br /> <br />3. The applicant proposes to construct a new single-family residence of 1,665 square feet <br />including an attached 498-square-foot, two (2)-car garage. The structure would reach a <br />height of approximately 24 feet and includes two (2) stories. The project includes <br />reinforcing and raising the existing bulkhead. The project also includes additional <br />appurtenances such as site walls, fences, patios, landscaping, and drainage devices. The <br />design complies with all development standards including height, setbacks, and floor area <br />limit, and no deviations are requested. The project will occupy the underlying legal Lot 502 <br />which was previously developed with Lot 501 as 520 Via Lido Nord. The project will be <br />assigned the new address 522 Via Lido Nord. <br /> <br />4. The subject property is designated RS-D (Single Unit Residential Detached) by the <br />General Plan Land Use Element and is located within the R-1 (Single-Unit Residential) <br />Zoning District. <br /> <br />5. The subject property is located within the coastal zone. The Coastal Land Use Plan <br />category is RSD-C (Single Unit Residential Detached 10.0-19.9 DU/AC) and it is located <br />within the R-1 (Single-Unit Residential) Coastal Zoning District. <br /> <br />6. Implementation of CD2021-056 and CD2021-033, as conditioned, will result in no net loss <br />of density. <br /> <br />7. A public hearing was scheduled on November 24, 2021 and continued to December 16, <br />2021.The public hearing was held online via Zoom. A notice of time, place and purpose <br />of the hearing was given in accordance with the Newport Beach Municipal Code <br />(NBMC). Evidence, both written and oral, was presented to, and considered by, the <br />Zoning Administrator at this hearing. <br /> <br /> <br />
