ORDINANCE N0, 1203
AN ORDINANCE OF THE CITY OF NEWPORT BEACH REZONING
PROPERTY AND ENDING DISTRICT MAP NO. 26
The City Council of the City of Newport Beach does
• ordain as follows:
SECTION to The following real property in the City of
Newport Beach, County of Orange, State of California, to wit:
PARCEL A
That portion of Lot Three of Tract No. 1125, as shown on
a Map recorded in Book 39, page 7 of Miscellaneous Maps,
records of Orange County, California, more particularly
described as follows:
Beginning at a point in the Southwesterly line of said
Lot Three, said point being South 50® 16 05" East 1480065
feet from the Westerly corner of said Lot Three; thence
North 39® 43' 55" East 270 feet; thence South 50' 16' 050°
East 347093 feet to a point in the Easterly line of said
Lot Three; thence South 25° 23' 30" West, 224.43 feet to
the beginning of a curve tangent concave Northerly and
having a radius of 25 feet; thence Westerly along said
curve through a central angle of 930 15' 16' an arc
distance of 40069 feet to a point of compound curve,
tangent concave Northeasterly and having a radius of
1170 feet; thence Northwesterly along said curve through
a central angle 11° 05' 09" an arc distance of 226038 feet
to a line tangent; thence North 50® 16' 0580 West 159013
• feet to the point of beginning.
PARCEL B
Lot 148, Tract No. 1218 as per map recorded in Book 37,
Page 47 of Miscellaneous Maps in the office of the
County Recorder of Orange County, California, together
with a portion of Tract No. 1125, as shown on a map re-
corded in Book 39, page 7 of said Miscellaneous Maps,
described as a whole as follows:
Beginning at the Northwesterly end of that certain curve
in the Northeasterly line of Lot 4 of said Tract 1125,
concave Southwesterly having a radius of 570000 feet;
thence South 50® 168 05" East 13026 feet along the South-
westerly line of that certain strip of land 60000 feet in
width, described as Parcel 1 in a deed to the City of New-
port Beach, recorded November 7, 1961, in book 59059 page
295 of Official Records to a point on the Northerly pro-
longation of the Westerly line of said Lot 148, said point
being the true point of beginning; thence continuing
South 50® 16' 05" East 145087 feet along said Southwest-
erly line to the beginning of a tangent curve concave
Northeasterly having a radius of 1230°00 feet; thence
Southeasterly along said curve through a central angle
of 11® 22' 17" a distance of 244.12 feet to the begin-
ning of a tangent curve concave Southwesterly having a
radius of 25000 feet; thence Southeasterly along said

curve through a central angle of 87° 01' 52" a distance
of 37097 feet to the Southeasterly line of Lot 3 of said
Tract No, 1125; thence South 250 23' 30" West 344088 feet
to the Southerly end of that certain curve in the boundary
line of said Tract No. 1125, concave Southwesterly having
a radius of 570000 feet, a radial line through said point
bears South 75® 210 24°" East; thence continuing South
25® 23° 30" East 49.63 feet along said boundary line of
Tract No. 1125 to the most Southerly corner of said Lot
148, Tract 1218; thence Westerly along the Southerly
line of said Lot 148 and Northerly along the Westerly
line of said Lot 148 and its northerly prolongation to
the True Point of Beginning,
as shown on District Map No. 26 referred to in Section 20.06.010
of Title 20 of the Newport Beach Municipal Code is hereby rezoned
from an Unclassified District to an A -P -H District, and said
District Map No. 26 is hereby amended to show this zoning change.
SECTION 2, The Planning Director of the City of Newport
Beach is hereby instructed and directed to change District Map. No.
26 so as to show the zoning change described in Section 1 hereof,
and, as said District Map shall have been so amended, the same shall
be in full force and effect and be a part of Title 20 of the Newport
Beach Municipal Code.
SECTION 3. This ordinance shall be published once in, the
official newspaper of the City, and the same shall be effective 30
days after the date of its adoption.
This ordinance was introduced at a regular meeting of the
City Council of the City of Newport Beach held on the 23rd day of
,lanuary , 1967, and was adopted on the 10th day of
l�pril , 1967, by the following vote, to wit:
