AN ORDINANCE OF THE CITY OF NEWPORT BEACH REZONING
PROPERTY-AND AMENDING.DISTRICT MAPS NOBS. 41, 43,
44 AND 55
The City Council of the City of Newport Beach does
ordain as follows:
SECTION 1. The following described real property in
the City of Newport Beach, County of Orange, State of California,
to wit:
That portion of Blocks 56 and 57 of Irvine's Subdivision,
in the City of Newport Beach, County.of Orange, State of
California, as per map recorded in Book 1, page 88 of
Miscellaneous Record Maps in the office of the County
Recorder of Orange County, California, described as
follows:
Beginning at the Northerly corner of land described in
the Option between the Irvine Company and Aeronutronic
Systems, Inc., recorded December 18, 1957 in Book 4140
page 417 of Official Records; thence South 68® 558 48 ?1
East 1519.96 feet along the Northeasterly line of said
land; thence North 60 558 44" East 50.00 feet to a point
on a non - tangent curve concave Northerly having a radius
of 1600.00 feet, a radial to said point bears South
6° 55° 44" West; thence Easterly 439.46 feet along said
curve through an angle of 15° 44 13 "; thence leaving
said curve North 408.20 feet; thence North 32° 078 58"
East 602.59 feet; thence North 70 12° 26" East 362.62
feet; thence North 0° 438 11" East 1302.20 feet; thence
North 43° 47e 13" West 874.34 feet, more or less, to the
beginning of a curve concave Southerly having a radius
of 800.00 feet, which curve is the continuation of that
certain 800.00 foot radius curve in the Northerly
boundary of Tract 5018, as shown on a map filed in
Book 186, pages 26 through 30 inclusive, of Miscellaneous
Maps in the office of said County Recorder; thence
Northwesterly 738.40 feet along said curve through an
angle of 520 53' 02" to the Northerly corner of said
Tract; thence South 8° 191 45" West 903.87 feet along
the Easterly boundary of said Tract to the beginning
of a curve in said boundary concave Northwesterly having
a radius of 1200.00 feet; thence Southwesterly 340.30 feet
along said curve and said boundary through an angle of
160 148 53 "; thence South 240 34 38" West 1206.29 feet
to the Easterly corner of Tract 4892, as shown on a map
filed in Book 180, pages 24, 25 and 26 of said Miscellaneous
Maps; thence continuing South 24° 34° 38" West 690.91 feet
along the Southeasterly boundary of said Tract 4892 to a
line that bears North 680 55e 4811 West from the point of
beginning; thence South 680 55 °.48" East 50.09 feet to
the point of beginning,
as shown on District Maps Noes. 41, 43, 44 and 55 referred to in
Section 20.06.030 of the Newport Beach Municipal Code and made a
part of Title 20 of said Code, is hereby rezoned from a "U"
District to a "P -C" District and said District Maps Noes. 41, 43,
44 and 55 are hereby amended to show this zoning change.

SECTION 2. The Planning Director of the City of Newport
Beach is hereby instructed and directed to change District Maps
• No's. 41, 43, 44 and 55 so as to show the zoning change
described in Section 1 hereof, and, as said District Map shall
have been so amended, the same shall remain in full force and
effect and be a part of Title 20 of the Newport Beach Municipal
Code.
SECTION 3. In accordance with the provisions of Section
20.51.030 of the Newport Beach Municipal Code, the Development Plan
for the entire territory known as the North Ford Area, more fully
described and zoned as a "P -C" District in Section 1 of this
ordinance, was approved and adopted by the Planning Commission of
the City of Newport Beach by Resolution No. 708 at a public hearing
on May 16, 1968. Said Development Plan is hereby approved and
adopted by reference pursuant to Section 415 of the City Charter
• and is made a part of Title 20 of the Newport Beach Municipal Code.
SECTION 4. This ordinance shall be published once in
the official newspaper of the City,and the same shall be effective
30 days after the date of its adoption.
This ordinance was introduced at a regular meeting of
the City Council of the City of Newport Beach held on the a ?
