ORDINANCE NO. 1257
AN ORDINANCE OF THE CITY OF NEWPORT BEACH REZONING
PROPERTY AND AMENDING DISTRICT MAP NO. 30
• The City Council of the City of Newport Beach does
ordain as follows:
SECTION 1. The following described real property in
the City of Newport Beach, County of Orange, State of California,
to wit:
PARCEL l:
That portion of Blocks 5 and 51 of Irvine's Subdivision,
in the City of Newport Beach, County of Orange, State of
California, as per map filed in Book 1, page 88 of Miscel-
laneous Records Maps in the office of the County Recorder
of said county, and that portion of Lot Y of Tract 706 as
per map filed in Book 21, page 25 of Miscellaneous Maps in
said office of the County Recorder, described as follows:
Beginning at the Westerly corner of Parcel 2 as per map
filed in Book 3, page 35 of Parcel Maps in said office of
the County Recorder; thence North 36 °36'38" East 50.00
feet along the Northwesterly line of said Parcel; thence
North 39 °48'31" East 414.72 feet continuing along said
Northwesterly line to the Northerly corner of said Parcel;
thence South 63 °16'3541 East 200.35 feet along the North-
easterly line of said Parcel; thence South 39 °48'31" West
• 485.88 feet to a point of the Southwesterly line of said
Parcel, said point being on a non - tangent curve concave
Northeasterly having a radius of 1408.00 feet a radial to
said point bears South 28 °42'55" West; thence Northwesterly
194.02 feet along said curve through an angle of 7 53 43
to the point of beginning.
PARCEL 2:
That portion of Lot Y. Tract 706, as per map recorded in
Book 21, pa�e 25 of Miscellaneous Maps, and Lot 151, Block
5 of Irvine s Subdivision, as per map recorded in Book 1,
page 88 of Miscellaneous Records Maps in the Office of the
County Recorder of said County. EXCEPTING therefrom:
That portion of Blocks 5 and 51 of Irvine's Subdivision,
in the City of Newport Beach, County of Orange, State of
California, as per map filed in Book 1, page 88 of Miscel-
laneous Record Maps in the Office of the County Recorder,
described as follows:

filed in Book 3, page 35 of Parcel Maps in said office of

feet along the Northwesterly line of said parcel; thence

thence South 63 °16'35" East 200.35 feet along the North-
easterly line of said Parcel; thence South 39 °48'31 " West
485.88 feet to a point of the Southwesterly line of said
Parcel, said point being on a non - tangent curve concave

as shown on District Map No. 30, referred to in Section 20.06.030
of the Newport Beach Municipal Code and made a part of Title 20 of
said Code, is hereby rezoned from an Unclassified District to an
R -3 -B -2 District, and said District Map No. 30 is hereby amended
to show this zoning change.
SECTION 2. The Planning Director of the City of Newport
Beach is hereby instructed and directed to change District Map No.
30 so as to show the zoning change described in Section 1 hereof,
and, as said District Map shall have been so amended, the same
shall be in full force and effect and be a part of Title 20 of
the Newport Beach Municipal Code.
SECTION 3. This ordinance shall be published once in
the official newspaper of the City, and the same shall be effective
30 days after the date of its adoption.
This ordinance was introduced at a regular meeting of
the City Council of the City of Newport Beach held on the ,2 �/, day
