AN ORDINANCE OF THE CITY OF NEWPORT BEACH
• REZONING PROPERTY AND AMENDING DISTRICTING
MAP NO. 48 AND ESTABLISHING THE PLANNED
COMMUNITY DEVELOPMENT PLAN AND DEVELOPMENT
STANDARDS FOR "SEA ISLAND" (AMENDMENT NO.
477)
The City Council of the City of Newport Beach DOES
ORDAIN as follows:
SECTION 1. The following described real property
in the City of Newport Beach, County of Orange, State of
California, to wit:
That portion of Blocks 55 and 94 of Irvine's
Subdivision, in the City of Newport Beach,
County of Orange, State of California, as
shown on a map recorded in Book 1, Page 88
of Miscellaneous Maps, Records of said Orange
County, described as follows:
Beginning at a point in the centerline of Jamboree
Road, as described in deed recorded June 17, 1966
in Book 7964, page 631 of Official Records of
• Orange County, California, said point being the
northerly terminus of that certain course cited
therein as "North 33 °47115" East tangent to said
curve 2163.40 feet "; thence on a different basis
of bearings and at right angles to said centerline
South 55 018105" East 66.00 feet to the south-
easterly line of said Jamboree Road; thence north-
easterly along said southeasterly line, being a
tangent curve concave southeasterly having a
radius of 1534.00 feet, through a central angle
of 14 037'23" an arc distance of 391.51 feet;
thence tangent to said curve and continuing along
said southeasterly line North 49 019118" East 279.31

• as shown on Districting Map No. 48, referred to in Section
20.01.050 of the Newport Beach Municipal Code, and by such
reference made a part of Title 20 of said Code, is hereby rezoned
from the "U" District to the "P -C" District, and said District-
ing Map No. 48 is hereby amended to show this zoning.
SECTION 2. The Director of the Community Development
Department of the City of Newport Beach is hereby instructed and
directed to change Districting Map No. 48 to show the zoning
change described in Section 1 hereof, and as said Districting
Map shall have been so amended, the same shall be in full force
and effect and be a part of Title 20 of the Newport Beach
Municipal Code.
SECTION 3. The following described real property
located in the City of Newport Beach, County of Orange, State

the centerline of Jamboree Road hereinabove
cited; thence along said parallel line North

550 18' 05" West 13.00 feet to said Southeasterly
line of Jamboree Road; thence along said South-
easterly line North 340 41' 55" East 750.57 feet
to the True Point of Beginning.
which is zoned P -C, is hereby amended to establish a Planned
Community Development Plan and Development Standards known as
"Sea Island ", Amendment No. 477.
SECTION 4. Copies of said Development Plan and
Development Standards are on file in the Offices of the City
Clerk and Department of Community Development for the City of
• Newport Beach and are made a part hereof by this reference.
SECTION 5. The Community Development Director of
the City of Newport Beach is hereby instructed and directed to
show said amendment on said property and P -C District, as
described hereinabove; and as said P -C District shall have been
so amended, the same shall be in full force and effect and
be a part of Title 20 of the Newport Beach Municipal Code.
SECTION 6. This Ordinance shall be published once
in the official newspaper of the City, and the same shall be
effective thirty (30) days after the date of its adoption.
This Ordinance was introduced at a regular meeting
of the City Council of the City of Newport Beach held on the
14th day of Rebruagy, , 1977, and was adopted on the
14th day of 'March , 1977, by the following vote,
