AN ORDINANCE OF THE CITY OF NEWPORT BEACH
AMENDING A PORTION OF DISTRICTING MAP No. 3
SO AS TO RECLASSIFY PROPERTY FROM THE C -1, C -1 -H, and
UNCLASSIFIED DISTRICTS TO THE C -1 -H [0.25] DISTRICT
(Planning Commission Amendment No. 583)
The City Council of the City of Newport Beach DOES ORDAIN as
SECTION 1. The following described real property
located in the City of Newport Beach, County of Orange, State of
California:
PROPERTY DESCRIPTION
Being Parcels E, F, G, and H of Parcel Map filed
in Book 32, Page 41 of parcel maps and portions of Parcels
. No. 1, No. 2, and No. 3, of Record of Survey filed in Book
35, Page 25 of Records of Survey, both in the Office of the
County Recorder of Orange County, State of California,
described as follows:
Beginning at a point on the most westerly corner
of Parcel H of Parcel Maps as filed in Book 32, Page 41 of
maps of said County, said point being on the southerly right
of way line of 32nd Street, 80 feet wide, and also being the
True Point of Beginning;
Thence, continuing along said curve through a
central angle of 160 43'41" an arc length of 75.91 feet to a
point of compound curvature of a curve concave southwesterly
and having a radius of 30.00 feet;
Thence, continuing along said curve through a
central angle of 106° 51'31" to a point of reverse curvature
of a curve concave easterly and having a radius of 2,844.83
feet, said point being the most southeasterly corner of
Parcel "A" of said Parcel Map and a point also in the
westerly right of way line of Newport Boulevard, 90 feet
wide;
Thence, continuing along last said curve and
westerly right of way line through a central angle of 30
08118 ", an arc length of 155.82
feet to the

Thence, S. 52° 44145" W: a distance of 187.42 feet
along the northwesterly line of said Tripp land to the
northwesterly corner thereof;
Thence, S. 37° 15'15" E. a distance of 210.00 feet
along the southwesterly line of the land described in deed
to Verne A. Tripp and Wife, recorded May 23, 1941 in Book
1094, Page 350, and along the southwesterly line of the land
described in deed to Dallas R. Blue and Sara L. Blue,
recorded December 23, 1938 in Book 975, Page 186, both of
official records of said county to the southwest corner of
said Blue land on the northeasterly prolongation of the
northwesterly right of way line of 30th Street as shown on a
map of the Lake Tract recorded in Book 4, Page 13 of
Miscellaneous Maps in the office of the County Recorder of
said County;
Thence, along said northwesterly right of way line
S. 52° 44145" W. a distance of 150.71 feet to the
southwesterly line of a strip of land described in deed to
the Santa Ana and Newport Railway Company recorded May 8,
1899 in Book 40, Page 366 of Deeds of said County, being a
curve concave southwesterly and having a radius of 448.34
feet;
Thence, continuing along said curve through a
central angle of 8° 36156 ", an arc length of 67.42 feet to a
line parallel with and 30 feet southerly from the southerly
leg of the Southern Pacific Railroad Company WYE track, said
parallel line being referred to in deed to C. L. Hunsaker
and Wife, recorded March 10, 1924, in Book 514, Page 180 of
official records of said County and other deeds of record;
Thence, along said parallel line S. 74° 10126" W.
a distance of 216.65 feet to a line parallel with and
northwesterly 50.00 feet from the southeasterly line of Lot
1 in Block 130 of the said Lake Tract;
. Thence, S. 52° 46'43" W. a distance of 67.42 feet
along said last mentioned parallel line to a line that is
parallel with and 45 feet northeasterly of the centerline of
Balboa Boulevard as shown on said record of survey;
Thence, N. 370 12134" W. a distance of 14.06 feet
along said parallel line to the most southerly corner of
Parcel "B" of said map;
Thence, along the easterly line of said Parcel "B"
N. 30° 05'04" W. a distance of 137.26 feet to the beginning
of a tangent curve concave easterly and having a radius of
22.00 feet;
Thence, northerly along said curve through a
central angle of 82° 56'34 ", an arc length of 31.85 feet to
a point on the southerly right of way line of 32nd Street;
Thence, N. 520 51130" E. along said southerly
right of way line a distance of 13.74 feet to the True Point
of Beginning
as shown on Districting Map No. 3, referred to in Section 20.01.050 of
the Newport Beach Municipal Code, and by such reference made a part of
9 Title 20 of said Code, is hereby amended to change the land use
designation of said property from the C -1, C -1 -H, and Unclassified
Districts to the C -1 -H [0.25] District.

SECTION 3. This ordinance shall be published once
in the official newspaper of the City and the same shall be effective
thirty (30) days after the date of its adoption.
This ordinance was introduced at a regular meeting of
the City Council of the City of Newport Beach held on the 14th day
of March , 1983, and was adopted on the 28th day of
March , 1983, by the following vote, to wit:

SECTION 2. The Planning Director of
the City of
Newport
Beach is hereby instructed and directed to change
Districting
Map No.
3 to reflect said change as described in Section 1
hereof, and
as said
Districting Map shall have been so amended, the same shall be
in full
force and effect and be a of Title 20 of
the Newport Beach
part
Municipal Code.
SECTION 3. This ordinance shall be published once
in the official newspaper of the City and the same shall be effective
thirty (30) days after the date of its adoption.
