AN ORDINANCE OF THE CITY OF NEWPORT BEACH
AMENDING A PORTION OF DISTRICTING MAP NO. 24
SO AS TO RECLASSIFY PROPERTY FROM THE "U"
• UNCLASSIFIED DISTRICT TO THE "A -P (.5)."
(Planning Commission Amendment No. 642)
The City Council of the City of Newport Beach FINDS AND
DECLARES as follows:
A. That increased development rights are being
granted as a result of the zone change.
B. That increased development on the site could
potentially result in the obstruction of views
from neighboring residential properties.
C. That the impositon of a specific height
restriction is required to mitigate any potential
impacts on views.
The City Council of the City of Newport Beach DOES ORDAIN as
follows:
SECTION 1. The subject property is the following real
• property in the City of Newport Beach, County of Orange, State of
California:
Lot A of Resubdivision No. 117 as recorded in Book
5206, Page 531 -532 of Official Records, being a portion
of Lot 94 of Tract 1701,
as specifically shown on the attached Exhibit "A ". Title 20 of the
Newport Beach Municipal Code is hereby amended to rezone the above
described property from Unclassified to A -P (.5), as shown on the
attached Districting Map No. 24. Furthermore, no structures on the
site shall exceed an absolute height of twenty -five (25) feet.
SECTION 2. The Planning Director of the City of Newport
Beach is hereby instructed and directed to change Districting Map No.
24 referred to in Section 20.01.050 of the Newport Beach Municipal
Code and by such reference is made a part of Title 20, to reflect said
• changes as described in Section 1 hereof and as shown in the attached
Exhibit "B ", and when said Districting Map has been so amended, the
same shall be in full force and effect and be part of Title 20 of the
Newport Beach Municipal Code.
SECTION 3. The Mayor and City Clerk shall attest to the
passage of this Ordinance. This Ordinance shall be published once in
the official newspaper of the City within fifteen (15) days of its
• adoption. This Ordinance shall be effective thirty (30) days after
its adoption.

This Ordinance was introduced at a regular meeting of the
City Council of the City of Newport Beach held on the 12th day of
January , 1987, and was adopted on the 26th day of January ,
1987, by the following vote, to wit:

Maurer. Plummer. Sansone. Turner
NOES, COUNCIL MEMBERS
