Ung, Associate Planner <br />(949)644 -3208, rung <br />On August 4, 2011, the Planning Commission conducted a public hearing on the <br />application submitted by the Newport Beach Country Club, Inc. to redevelop the existing <br />golf clubhouse and parking lot. During the hearing, the Commission expressed general <br />acceptance of the project; however, many issues remained unresolved. The <br />Commission directed staff and the applicant to address conflicting elements with the <br />Gold Realty Fund application. The primary issues were the architectural design of the <br />proposed clubhouse building, parking lot design, landscape plans, frontage road <br />easement, and size and use of the banquet facility. The Planning Commission also <br />directed staff to further refine the alternative Planned Community Development Plan <br />(PCDP) and supported Site Development Review (SDR) process as proposed by staff <br />in the alternative PCDC. <br />RECOMMENDATION <br />1. Conduct a public hearing and direct staff to prepare a resolution recommending <br />the following: <br />a) Approval of the Mitigated Negative Declaration, <br />b) Approval of General Plan Amendment, Development Agreement, Limited <br />Term Permit, and <br />c) Adoption of an amendment to Planned Community Development Plan No. <br />PC2005 -002 (staff's alternative PCDP) reflecting the increase in intensity <br />for the larger golf clubhouse, <br />d) Approval of Site Development Review application as proposed by the <br />applicant, and <br />
