The San Diego Arco facility uses a Ryko Soft Gloss Maxx car wash system. The addition of a car wash is an already permitted use under the zoning code. 2. The Big Canyon Specific Plan limits the use of the property to a service station and no other uses. 3. The sound study demonstrates there is no discernible effect on the neighboring properties. 4. Provides an environmentally friendly option to washing a car without sending soap, oil and dirt into the bay and harbor when cars are washed on the street or in alleys. 5.
